How Smart Real Estate Decisions Actually Get Made
Most real estate advice is tactics. Vancouver REALTOR Silvia Garcia on the thinking behind good
buying and selling decisions in BC, clarity over speed.
If you follow real estate content long enough, you'll notice most of it focuses on tactics: what to offer, when to list, what to avoid. Useful stuff, but it's not where good decisions come from.
After years of walking Vancouver-area buyers and sellers through some of the biggest financial decisions of their lives, I've noticed a pattern. The expensive mistakes rarely come from bad tactics. They come from treating a long-term decision like a short-term problem, letting urgency creep in, letting confidence stand in for judgment, leaving small assumptions unchecked until they turn into real costs.
The decisions that hold up over time tend to share a few traits. They leave room for uncertainty instead of forcing false clarity. They favor flexibility over chasing a “perfect” outcome. And they're built around reducing regret, not maximizing upside.
That's true whether you're actively buying, actively selling, or just watching the market from the sidelines for now.
So I'm starting something new here: a running series on how good real estate decisions get made, the thinking behind the tactics, not just the tactics themselves. No hype, no market predictions, just the frameworks I use with my own clients across Vancouver, New West, Burnaby, Coquitlam, and beyond.
Clarity beats speed. Calm beats confidence. Let's get into it.
